La Pescaia is a country house that is ideal for groups of up to 22 persons. The house consists of 5 apartments all on the ground floor and 1st floor. There are 10 bedrooms in total. If you rent the entire location you may exclusively use our swimming pool, tennis court and play area for children. For groups it is possible – on request – to arrange a large table outside or inside. There are 2 hectares of garden and vineyards surrounding the property.
Guests can enjoy the accommodations and all services we offer. There’s a wifi connection, and air conditioning in the bedrooms to stay cool in summer (extra charge). Restaurants and shops are closeby (1-2 km). We believe we’re in a top position to discover Tuscany and all its great cities, landscapes and food.

I Cipressi is a spacious apartment (110 m2) suitable for 5 persons.
This apartment has 2 levels: ground floor and 1st floor.

Our Terms & Conditions
- Booking
- Confirmation: Your booking is confirmed once we send you an email confirming your booking request.
- Minimum Stay: A minimum stay of 3 nights is required during low and mid-season, and 7 nights during high season.
- Guest Information: The number of guests staying should not exceed the number specified at the time of booking. If there are any changes, please inform us in advance.
- Payment
- When You Book:
- 3 months or more before arrival: A 30% deposit is required within 2 weeks of booking. The remaining 70% is due 1 month before the arrival date.
- Between 3 months and 1 month before arrival: Full payment (100%) is required within 2 weeks of booking.
- Less than 1 month before arrival: Full payment (100%) is required within 3 days of booking or can be paid on-site upon arrival.
- Payment Methods: We accept payments via bank transfer, credit card, iDEAL and some other methods.
- Local Charges: Please note that additional local charges apply (see further details under “Local Charges”).
- Cancellation Policy
3a. Grace Period:
- More than 1 month before arrival: For bookings made more than one month before the arrival date, guests have a 14-day grace period. During this period, cancellations can be made free of charge.
- Less than 1 month before arrival: For bookings made less than one month before the arrival date, guests have a 3-day grace period. During this period, cancellations can be made free of charge.
3b. Cancellation Outside the Grace Period:
- No refunds: If the cancellation occurs outside the specified grace periods, no refunds will be given for payments already made.
3c. Payment and Refund Policy:
- Deposits: If a deposit is paid, the amount already paid remains non-refundable if the cancellation occurs outside the grace period. In some cases, the guest may still be liable for the remaining balance as per the payment terms.
- Note: We recommend that our guests obtain travel insurance to cover any costs in case of cancellation.
- Check-in and Check-out
- Check-in: Guests can check in after 16:00 on the arrival date. Please inform us of your expected arrival time in advance.
- Check-out: Guests must check out by 10:00 on the departure date.
- Late Check-out: Late check-out may be available upon request, subject to availability and an additional fee.
- Local Charges
- Security Deposit: Upon arrival, we require a security deposit as a guarantee that the accommodation will be left in good condition at the end of the stay. The deposit amounts are:
- €500 cash for Casa La Pescaia
- €150 cash for individual apartments
This deposit will be returned at the end of the stay, provided the accommodation is left in good condition. Any damages or additional charges may be deducted from the deposit.
- Heating and Air Conditioning: Charges for heating and air conditioning are based on actual usage. In some cases, these charges may already be included in the rental price. Please refer to your booking form to see if they are included. If not included, these costs will be settled at the end of the stay.
- Final Cleaning: A fee for final cleaning is usually charged and is due upon arrival. However, in some cases, this cleaning fee may be included in the rental price. This will also be indicated on the booking form.
- City Tax: We are required to charge a city tax for each guest aged 12 and older.
- Property Use
- House Rules: Guests are expected to respect the property and its contents. Any damages caused by guests will be charged accordingly.
- Pets: Pets are not allowed unless a group books the entire property. Our staff must be informed in advance. Pets must be supervised and cannot be left alone in the property.
- Smoking: Smoking is strictly prohibited inside the property. Smoking is allowed in designated outdoor areas only.
- Liability
- We are not responsible for any injuries, loss, or damages incurred during your stay. Guests are encouraged to take appropriate precautions to ensure their safety.
- Personal belongings left behind after check-out will be kept for 30 days and can be mailed at the guest’s expense.
