What pricing seasons do you use ?
In general we use:
High season: July & August; Easter, Weekend of 01-May, 01 to 04 June, Christmas, New Year
Mid season: May & June; September
Low season: all other periods
Please note that the prices mentioned in the booking calendar are leading.

What are the bed sizes ?
Double beds are: 1.60mt x 1.90mt or 5.25ft x 6.25ft
Single beds are: 0.80mt x 1.90mt or 2.65ft x 6.25ft
The double beds in Pozzo, Corbezzolo and Melograno can be converted into 2 single beds.
The double beds in Susino and Cipressi are equipped with 1 matrass.
What inventory do the apartments have ?
- Fully equipped kitchen with hob

Are the apartments suitable for disabled people ?
No, unfortunately we don’t have apartments suitable for disabled people.
Is there public transportation ?
There a bus stop at 100 meters with destination Montecatini, Empoli and Pistoia. The nearest train station is Empoli at 16km. Here you can take the train to Florence (ca. 35 mins), Pisa (ca. 30 mins), Siena (ca. 1 hr)
Can we have breakfast or dinner ?
We don’t offer a breakfast or dinner service. At approximately 800 meter there’s the village of Larciano where there are bars and restaurants.
Are pets allowed?
We love pets, and we allow them only on request if a group of people would rent the entire house and facilitities (all apartments). Pets are not allowed for single apartment use because not all guests like pets.
What are the check-in and check-out times?
Check-in times are from 16:oo hrs until 18:00 hrs.
Check-out before 10:00 hrs in the morning.
We request you to notify us about your expected arrival time.
What is the weather like in Tuscany?
Mildest temperatures are April-June and September-October.
July and August can get hot (30-35 degrees Celsius, or 86-96 Fahrenheit)
Do I need to bring bedsheets and towels?
We provide bedsheets, and a set of 3 different towels for each guest.
It is recommended to take additional towels and a larger towel for at the pool.
If you want you can rent a pool towel for 7 euro’s per person per week.
Linnen changes are weekly. Daily changes on request (extra charge).
Is there a laundry service?
Yes, all apartments have a washing machine including detergent.
You can use it for free.
Will there be wifi in my apartment?
All apartments have a wifi connection.
Do the apartments have air conditioning?
Yes, all our apartments have air conditioning in the bedrooms.
You may need it especially in July and August.
Please note that we charge an additional fee to cover the cost. This needs to be paid locally.

Our Terms & Conditions
- Booking
- Confirmation: Your booking is confirmed once we send you an email confirming your booking request.
- Minimum Stay: A minimum stay of 3 nights is required during low and mid-season, and 7 nights during high season.
- Guest Information: The number of guests staying should not exceed the number specified at the time of booking. If there are any changes, please inform us in advance.
- Payment
- When You Book:
- 3 months or more before arrival: A 30% deposit is required within 2 weeks of booking. The remaining 70% is due 1 month before the arrival date.
- Between 3 months and 1 month before arrival: Full payment (100%) is required within 2 weeks of booking.
- Less than 1 month before arrival: Full payment (100%) is required within 3 days of booking or can be paid on-site upon arrival.
- Payment Methods: We accept payments via bank transfer, credit card, iDEAL and some other methods.
- Local Charges: Please note that additional local charges apply (see further details under "Local Charges").
- Cancellation Policy
3a. Grace Period:
- More than 1 month before arrival: For bookings made more than one month before the arrival date, guests have a 14-day grace period. During this period, cancellations can be made free of charge.
- Less than 1 month before arrival: For bookings made less than one month before the arrival date, guests have a 3-day grace period. During this period, cancellations can be made free of charge.
3b. Cancellation Outside the Grace Period:
- No refunds: If the cancellation occurs outside the specified grace periods, no refunds will be given for payments already made.
3c. Payment and Refund Policy:
- Deposits: If a deposit is paid, the amount already paid remains non-refundable if the cancellation occurs outside the grace period. In some cases, the guest may still be liable for the remaining balance as per the payment terms.
- Note: We recommend that our guests obtain travel insurance to cover any costs in case of cancellation.
- Check-in and Check-out
- Check-in: Guests can check in after 16:00 on the arrival date. Please inform us of your expected arrival time in advance.
- Check-out: Guests must check out by 10:00 on the departure date.
- Late Check-out: Late check-out may be available upon request, subject to availability and an additional fee.
- Local Charges
- Security Deposit: Upon arrival, we require a security deposit as a guarantee that the accommodation will be left in good condition at the end of the stay. The deposit amounts are:
- €500 cash for Casa La Pescaia
- €150 cash for individual apartments
This deposit will be returned at the end of the stay, provided the accommodation is left in good condition. Any damages or additional charges may be deducted from the deposit.
- Heating and Air Conditioning: Charges for heating and air conditioning are calculated separately based on actual usage. These costs will be settled at the end of the stay.
- Final Cleaning: A fee for final cleaning will be charged. This amount is due upon arrival.
- City Tax: We are required to charge a city tax for each guest aged 12 and older.
- Property Use
- House Rules: Guests are expected to respect the property and its contents. Any damages caused by guests will be charged accordingly.
- Pets: Pets are not allowed unless a group books the entire property. Our staff must be informed in advance. Pets must be supervised and cannot be left alone in the property.
- Smoking: Smoking is strictly prohibited inside the property. Smoking is allowed in designated outdoor areas only.
- Liability
- We are not responsible for any injuries, loss, or damages incurred during your stay. Guests are encouraged to take appropriate precautions to ensure their safety.
- Personal belongings left behind after check-out will be kept for 30 days and can be mailed at the guest's expense.
